Have a 4 bed, 2 bath 1400 sq ft home on 5 thousand sq ft wooded lot, so i know the property taxes are more. My question is, with energy costs higher and property taxes are people looking for smaller homes with less acreage.

It varies market to market and buyer to buyer. However, 1400 sq ft is not a big house and 5K sq ft is not acreage so I am not sure I understand the question.

It’s not larger or smaller can answer your question. Each buyer has set his/her own needs before shopping for houses. Usually in an interview with a R.E. agent, the buyer will say “I want 3 or 4 bedrooms and 3 baths at least.” “I will live with my family so I prefer a house over 3000 sq. feet.” “I want to move cos’ the house I’m living is so old, so I would like to buy a newer house in this neighborhood.” or “I’m a first time buyer and my budget is just this much, I think a smaller house is fine and prefer it’s below market price.”
Your can sell fast or not really depends on what kind of buyers come to check it out and find it fits their needs.
