I have a home in Texas that I want to rent out, should I leave appliances or take them?
I was told by Prop. Mngt co. that I do not need to leave ANY appliances such as washer, dryer, fridge, dishwasher, oven/range, and microwave hood. If I leave them, will the house rent faster? I am thinking of leaving only fridge, oven/range, and microwave hood, and selling the others since I will be moving far away. I don't want the hassle of finding out later that the tenant doesn't want them and either throws them out or asks to have to remove them myself. I will be 2000 miles away and don't need them myself, should I leave the fridge or anything else. What should I do? I was also told there are a lot of military who relocate to my area and have their things moved on Uncle Sam's dime.

It will rent faster with them. The draw backs are, you will be responsible for the repairs in case they break down and the tenants usually don’t take care of your things as well as you so don’t be surprised if they leave old food in the fridge when they move out. You can offset the additional cost in the security deposit. Don’t do anything for nothing or it will end up costing you more.

Dude you need to find another property management firm. That is the worse advise I’ve ever heard.
If you rent an apartment do they not have all the appliances? Of course they do. Leave the damn appliances!

All I can tell you about renting a house or apartment furished with appliances is that if one of the appliances brakes down and needs repair or replacement you will be responsible for those fees. So you have to ask yourself this question ‘ do you feel like being responsible for the appliances or do you just want to rent out the place, well do you? ‘

I think your property management gave you bad advice or you misunderstood them.
Most of the time a rental house has a oven/range, dishwasher, disposal, and vent hood. A fair number of them have a microwave and some have a fridge. I would never leave the clothes washer or dryer with the house. If they flood the house the renter will blame you and you will also have to keep them in repair.
