We need to sell our home quickly due to my husbands job transfer. We've listed with a realtor, at a very affordable price but that's a slow process of sorts. I always try to make it look fresh and clean inside and out, especially when appts. come. I'm wondering if anyone has any tips for when lookers come that will make it seem a more attractive and help this puppy sell more quickly. Thanks!
I have decluttered, and always burn scented candles. We also are paying partial closing costs. Our home has been on the market for 6 weeks. It is a rural home w/ 10 acres, and is in what our realtor called a desirable location. Just feeling frustrated, and want to do all I can on my end.

An answer depends greatly on your market conditions. How many homes are selling in your subdivision each month (absorption rate)…how many homes are currently for sale….how many showings have you had and how long have you been on the market.
If the market is good for buyers, make sure you’ve uncluttered as much as possible. Remove family photos, remove furniture, etc. to keep the flow very open. Make sure you have a lightly scented candle or “Glade Plug-In” type device to mask any cooking or animal odors.
The biggest problems arise when sellers want to continue living the way that is comfortable for them even though it clearly turns the average buyer off big time. Less is more when it comes to selling.

A realtor told me these tips years ago when I was selling my first house:
Rub your sink with lemon-scented cleaner. It helps the whole kitchen smell fresh.
Turn on all the lights. Makes it appear brighter and more cheerful.
Make sure everything is spotlessly clean.
Get rid of all clutter – anything that is sitting out should be put away.
Make sure your closets are tidy and your medicine cabinets too. People will open them and look. Make sure the refridgerator is clean and there is no dirt, spills etc. in it.

Sounds like you’re on top of it… there is only sooo much you can do, other than lowering your price. If you really need it to sell quickly lower your price 1% below the other homes comparable and in close proximity. Otherwise, there’s a good chance it will sit just like everyone else’s.

To buy a home is in most cases emotional and you need to try to address the emotional site/senses of a potential buyer. Baking cookies for the smell is just one of many things you can do.

Are all your personal pictures,knick knacks and clutter gone? Put it all in boxes and stow it all in the garage. When appointments come by, make sure all your window curtains are open, lights in all rooms on (including bathrooms) patio door slightly open (if you have one) and put a couple of drops of vanilla in a pan in your oven and turn the oven on before the agent and buyers arrive. Also make sure at night to have all your outside lights on and pointed in the right direction so your house looks well lit. well the market right now is not very great so dont get too frustrated if no one buys your home….it sounds like you have a good start on making it more appealing to the buyer, you may want to offer to pay closing costs and other perks to presuade the buyer… heres a site with information about selling your home, you will find everything you need to know, they have like free seller reports and selling tips, good luck

Ask your Realtor to get Comparables of the area once you get them educate yourself as in what is the lowest yet best price for your home then reduce it by 10 thousand dollars plus pay full closing cost….. I know it sounds kinda harsh but this is the market we are in………
