Interview several listing agents and once you’ve chosen one, take their advice. Don’t try to over-price your house and don’t shy away from making small improvements, toning down paint colors, decluttering, etc. There are a lot more homes for sale than people willing and able to buy so you have to make yours as appealing as possible.
HGTV.com actually has lots of great tips for what to do when you’re trying to sell.

get an appraisal so you know how much it’s really worth. realtors want a quick sale too & will do whatever it takes.
