After much consideration and having my mobile home on the market a year by two different realtors, I decided to sell it on my own, now its been on the market a week and I have gotten alot of calls and had a showing on Sunday to two younger females, anyways they love the home and really want it, this is where I am stuck on selling it on my own what do I do next? I told them to get in touch with a mortgage place, I gave them the number to my mortgage company figured it would be easier if they got a loan thru the same place as me the process might be faster, I know they need to qualify for the trailer park as well, now if they get both that done what do I do next? Now I was told I need a contract written up, I am assuming that it should state the price, our names, address, what I am leaving in the house example appliances, and that it is sold as is or is there more that needs to be included in that?
Sorry didn't have room above, so I told them we could either go to a lawyer for a contract which I havent found out what thats gonna cost, or we could mutually write something up stating what I said above, now once thats signed, do we take the title to the court house and sign that over and thats it? I am considering going to the library to get some books, everyone online wants you to pay to read about this and I am trying to do this as cheap as I can. Any advice I would appreciate it!

I was told by Prop. Mngt co. that I do not need to leave ANY appliances such as washer, dryer, fridge, dishwasher, oven/range, and microwave hood. If I leave them, will the house rent faster? I am thinking of leaving only fridge, oven/range, and microwave hood, and selling the others since I will be moving far away. I don't want the hassle of finding out later that the tenant doesn't want them and either throws them out or asks to have to remove them myself. I will be 2000 miles away and don't need them myself, should I leave the fridge or anything else. What should I do? I was also told there are a lot of military who relocate to my area and have their things moved on Uncle Sam's dime.

I live in Virginia and am gonna lose my home. We have been trying to sell it for a few months now. We are selling it for what we owe on it because we need to get rid of it before it is foreclosed on! We are currently only behind about 1 payment I believe. Mortgage is $1,400. 1100sq ft home. We owe about 179K.. Is there any way to sell this house fast? Or we're just screwed? Are there any legit home investors that will take our home for what we owe on it? Any suggestions and help will be so appreciated! My husband has perfect credit and this will surely ruin it if we get foreclosed on.
Virginia Beach is a horrible place to live. The cost of living and housing is WAY too much. This is the very cheapest house we could find in a decent area..
What about the housing economic stimulus thing the government is doing?? Anyone have any info on that? We received a letter saying they would reduce our price from now 1,400 down to like 1,072. But is that before taxes and insurance? Because if so then it would only really take the payment down by about 100$ not much help!
