It's been a crazy two weeks. Some really bad that has been offset by great things. Guess life's like that, huh?
Two weeks ago I was on my trusty computer writing a talk. In the middle of it, my screen sort of flashed and went black. Diagnosis? Fried motherboard. Luckily I had completely backed up the C drive on an external drive the day before so not much was lost.
I trotted on down to my local Best Buy and got a replacement computer and tried to restore the drive complete. This didn't work. The two systems (old and new) were of different manufacture and the systems slightly different. I've finally got enough restored to get back to work though - thank goodness.

Before you even begin searching for your new home you need to keep in mind that you are not only looking for a home but, more importantly, you need to be searching for a motivated seller.
At the moment we are in a seller’s market and have been for some time. Some areas of the country are cooling down but overall the real estate market is still hot.
Recently sellers have been getting their asking price within a fairly short time on the market. You, no doubt, discovered this when you purchased, or tried to purchase, your last home the old fashioned way.
Call a real estate agent and most of them will tell you that there just aren’t any real bargains out there anymore. And no one is going to just let you walk in and take over their home. Oh yeh?

You really have to stop and ask yourself that question before you even start to look for a home using no qualifying techniques.
If you just feel that maybe you would like to explore creative ways to buy your home to save some money or maybe just dabble in real estate part time to pick up a some extra cash, your chances of success are maybe 1 in 10. That’s on the outside!
It is not enough just to feel you want to do this. You have to be really, really motivated! You have to be fed up with the way you’ve been treated in the past. You have to be mad at the whole world that has kept you from home ownership. You have to want to own your own home so bad that you can’t think of anything else. It has to consume you!
If you develop that mindset, you increase your odds in this game tremendously. And your chances of success are close, or at, 100%.
